How It Works

  • A donor chooses a piece of real property to donate. An appraisal is made to establish the estimated fair market value of that property.
  • The property is assessed to establish compliance with the Real Estate Foundation’s acceptance policies.
  • Title is transferred to the Real Estate Foundation.
  • The Real Estate Foundation collects all pertinent documentation and handles all administrative, due diligence, and marketing details.
  • Proceeds from the sale of a property may be placed in any of a number of charitable funds in the donor’s name, or in the name of a family or business, or in honor of any person or organizations.
  • Proceeds may also be distributed to a charity in San Luis Obispo County.
  • Proceeds of the property sale may also create an endowed fund, which supports the community in perpetuity. Earnings from the endowment can be used to make grants addressing community needs. A property donation, as well as all future earnings from the assets of that property, can provide a permanent source of benefit to the San Luis Obispo County community.

The Real Estate Foundation accepts the following types of real estate donations:

  • Single Family Homes
  • Undivided interests in real estate
  • Vacation or second home properties
  • Undeveloped land
  • Agricultural land
  • Rental properties
  • Apartment buildings
  • Commercial office properties
  • Commercial retail properties
  • Commercial industrial properties
